In Miami-Dade and Broward Counties, a 40–50 Year Recertification is a mandatory inspection program for buildings. It begins with the initial 40-year inspection, followed by required inspections every 10 years to ensure ongoing structural and electrical safety. Some coastal or high-risk buildings may need inspections earlier — at 25 or 30 years — under updated county regulations. All inspections must be conducted by a Florida-licensed Professional Engineer or Architect, who will submit the official recertification report to the local Building Department.

The inspection covers both structural and electrical systems. This includes evaluating the building’s foundation, framing, roof, façade, and major electrical components. Recent rule changes also require infrared thermography for electrical systems over 400 amps performed by a Level II Certified Thermographer, plus façade inspections for certain buildings.
